Our Home Staging Tips!
What is Home Staging?
Home staging is the act of preparing a private residence for sale in the real estate marketplace. Trend from Sweden and England for 20 years and that is recently very popular in France.
It’s goal ?
The goal of home staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money.
How is it done ?
Our team is here to advise you to improve your interior for the sale of your property, through the following 5 steps:
- Depersonalize:
Remove objects that are too personal in order to make the decor more neutral so that your property is more appealing to a larger variety of purchasers. - Unclutter:
Give new life to your living spaces by sorting out unnecessary items to leave only the essential ones. - Repair :
Assuming that the buyer does not know how to tinker or estimate the cost of repairing damages, we advice you to correct the main defects (holes in the walls, fixing outlets, ...). Harmonize the colors of the walls, preferring bright clear colors, matt paint. - Redesign:
Arrange your interior by changing your furniture in order to create a fluid circulation and a ventilated space, with a function for each room. - Decorate:
Think of a discreet and refined decoration, without losing sight of the essential: your interior must be comfortable, neutral and bright. - Sell!
Tips for renovating !
For the future renovation plans of your apartment, here are some tips to follow:
Check that the Kbis certificate (company identification) corresponds to the invoices for all the selected construction trades.
For the construction trades:
Make sure that the companies you contact have a 10-year liability insurance (which guarantees the repair of damage that occurs after the acceptance of the work without requiring a court decision).
For craftsmen:
Make sure they are listed in the Chamber of Trades and Crafts in your area. They must have civil liability insurance:
- Guarantee of perfect completion (valid during the year following the reception of the works),
- Biennial guarantee (valid for 2 years after the acceptance of the works).
